Property Taxes & Assessments

The Financial Services Department is responsible for administering and maintaining property tax and assessment information, including the issuance of tax certificates. Annually, Council approves the Town of Legal’s operating and capital budgets. From the approved budget, the Town establishes a mill rate (tax rate) to be applied to property assessments.

Payment of Taxes


G Property Taxes are due August 31 of each year.
G Payments made after the due date are subject to penalty.

Payment may be made by Cash, Cheque or Interac:

  • By mail :       Box 390, Legal, AB T0G 1L0;  must be postmarked on or before August 31 to avoid penalty
  • In person:     Legal Town Office (5021-50 Street, Legal) Monday to Friday during business hours (8:30am-12pm| 12:30pm-4:30pm)
  • Drop box:     Mail slot located at entrance on south side of Town office (5021-50 Street )
  • Financial Institutions:   At most chartered banks, trust companies, credit unions, or via telephone/internet banking. Please allow up to 4 business days for payment to reach us.
  • TIPP:   Through the Town of Legal Tax Instalment Payment Program

TIPP - Tax Instalment Payment Plan

The Tax Instalment Payment Plan (post dated cheques or electronic payment) allows a taxpayer to equally spread the payments over the year (calendar year, January to December).  Applications are accepted until February 28 of the current tax year and must be renewed annually.  If you are interested in joining our tax instalment plan, please contact the Finance department for more details and information 780-961-3773.

*NEW* - Tax Instalment Pre-Authorized Payment Plan

The Tax Instalment Pre-Authorized Payment Plan (automatic withdrawal) allows for equal payments to be automatically withdrawn over the calendar year (January to December). Automatic withdrawals will be taken from your account on the 25th of each month. If you wish to register for the Tax Instalment Pre-Authorized Payment Plan, the application form must be completed and returned to the Town Office by January 15th, 2017. In order to register for the program, taxes must be paid in full for the current tax year.

Late penalties are as follows:

  • 10% applied to unpaid current taxes which remain unpaid after the 31st day of August
  • 15% applied on any taxes remaining unpaid after the 31st day of December

Assessment & Appeal Information

Taxpayers are given 60 days between receiving the Taxation & Property Assessment notice and the date complaints are due.  Assessors are able to make changes to your assessment before you file an official complaint, potentially saving you the complaint filing fees.  If you have questions, please use this time to speak to your Assessor first.

A Local Assessment Review Board (LARB) has been created to hear matters that are shown on an assessment notice for residential property with 3 or fewer dwelling units, farmland, or a tax notice other than a property tax notice.

A Composite Assessment Review Board (CARB) has been created to hear all other matters.

Decision requirements of both the Local Assessment Review Board and the Composite Assessment Review Board are specifically set out in the legislation.

Appeals of decisions of both boards are now only to the Alberta Court of Queen's Bench. There is no longer a right to appeal to the Municipal Government Board.

Those individuals filing complaints for the 2016 assessment year are recommended to consult the appropriate legislation and review all changes.

Complaint forms must be used and filled out completely then filed, including payment of fees, with the Clerk of the Assessment Review Board no later than the final date for compliant shown on the Taxation & Property Assessment Notice.  If required, a Complaint Agent Authorization form can be used where the property owner is represented by someone designated on their behalf.

•Single Family Residential (3 or fewer dwellings & farm land): $20.00
•Residential (4 or more dwellings): $20.00
•Non-Residential (Commercial): $20.00

Assessment Review Board Complaint forms are available at the Town Office (780) 961-3773. The valid complaint must be accompanied with the full fee payable to the Town of Legal and submitted to:
